In the case of an existing facility that is already in operation, we can also benefit from the advantages of a CAFM system. Spatial data that is only partially or completely missing is determined using 3D survey technology.
How is the CAFM system set up?
As each room in the building is measured with optimised accuracy, we get a realistic result when the BIM (Building Information Modelling) model is created. We then load the model into the CAFM system, which can be customised to individual needs.
Users can further build systems of their choice — for example energy management — where hierarchical datasets and up-to-date smart meter data can be evaluated together.

Steps to digitise an existing facility
Data collection and processing
The first step is data collection: surveying the areas and properties concerned accurately and quickly. A 3D model of the facility can be available within a few days, plus 2D drawings if required.
A specialised 3D laser scanner creates highly accurate point clouds. Files from hundreds or thousands of measurement positions are integrated into the system using a geodetic base-point network.
Documentation
The final result is produced according to the client’s request: 2D documentation or a 3D BIM model. For 2D, this can include site plans, floor plans, sections and facades; for 3D BIM, the model becomes the basis for further CAFM setup.
