The BIM Analyser

BIM model

BIM models and their management are key in facilities management. We present an innovative software package with the functions needed to analyse BIM models and prepare them for future use: BIM Analyser.

For BIM to benefit operations, model data must stay up to date and complete. Often missing or outdated data is only discovered during integration — too late to react. BIM Analyser helps keep data fresh and complete so you can react in time. The planning function is always ready to update models.

BIM Analyser can compare different models

Models are updated frequently during design and construction. To track geometry and data changes, BIM Analyser compares different model versions.

Points of Information (PoI) let users highlight and annotate changes directly in the model. Linked via 3D coordinates, they stay independent of the actual model timeline and support continuous documentation.

In design, BIM often has a lot of geometry but little logical relationship between objects. For operations, geometric relationships must be converted into logical ones.

A simple example

A typical case is doors in a BIM model: each door is a unique object that just “happens” to be near a room. The analyser turns that geometric proximity into a logical link between the door and the corresponding room.

Special transfer protocols ensure important data moves from the model into the speedikon® C application, so existing data does not need to be reloaded manually.

Deviations between plans and construction

BIM quality depends largely on whether the model matches reality. BIM Analyser helps detect deviations early by comparing the model with panoramic and drone images. Users decide whether to update the model or annotate the discrepancy and link it to the photo information.
